Lot 3 is a slightly irregular shaped lot with significant frontage to Hibiscus Coast Highway. The site has a total land area of 5,390 m2. Current access is via Flexman Place although alternative access is available via a right of way over Lot 1 from Titan Place.

Location
The property is located within the Silverdale Industrial Estate but is severed from the main Silverdale Industrial area which lies further to the south over the Weiti River. Proposed Lot 1 is known as 6 Titan Place. Titan Place being relatively a short cul de sac street running southwards of State Highway 1 at the crest of the Silverdale Hill.
Surrounding development is mixed in nature including a large concrete batching and precast panel plant, several more modern light industrial buildings, car and boat sales yards, landscaping yard and vacant land etc. Lot 3 is known as 44 Flexman Place. Access is via Flexman Place which is effectively a short no exit road parallel to Hibiscus Coast Highway and accessed off Tavern Road which provides main access to the Silverdale Industrial Estate. Flexman Place has a two lane sealed carriageway, channelling, services and overhead power.
